House Rules

(in no particular order, but equally important)

  1. If you have a question, a problem, or see something unsafe, point it out to me immediately. I am available every day. My door is ALWAYS open. 

  2. I need to see a photo ID from the lead person in your group (the person who made the booking) and the names of everyone staying in the cabins with you.

  3. If you are paying with cash or a check, please pay at check-in. Make checks payable to Freedom River Adventures. 

  4. NO ILLEGAL ACTIVITIES OR SUBSTANCES ON THE PROPERTY. 

  5. If you find something damaged or broken, or something doesn’t work, let me know as soon as possible. If you broke it…own up to it. 

  6. No loaded firearms on the property. No shooting or hunting on the property. 

  7. No smoking in the house. Butt cans are provided in the front and back porches. Please don’t throw cigarette butts on the ground. 

  8. Play safe out here. Medical facilities are 90 minutes away. There is EMS in Elk City. Life flight is an hour away and VERY expensive!

  9. We are literally on the edge of a National Forest and Wilderness area that is about 3 million acres in size. There are predators out here, including wolves, bears, mountain lions, and ticks. Moose can be mean, and best case, hitting a deer will wreck your vehicle. Be aware of your surroundings and the seasons. I have seen snakes out here but none that are poisonous. 

  10. You may see an occasional mouse, ants, spiders, bugs, and chipmunks in and around the house. Please don’t feed them or leave food out for them. I make every effort to trap and spray for them so they don’t come inside and ask that you keep your food stored properly. 

  11. If you are going exploring, (especially alone) I’d recommend leaving a note on the kitchen table of where you are going and when you expect to come back, along with emergency contact info. If you go off into the woods and have a flat tire, run out of gas, or twist an ankle it may take a LONG time for someone to find you. 

  12. No unattended fires outside. Put ALL fires out before leaving, especially in the fireplaces and the BBQ. 

  13. The power can go out here with no notice, especially during a storm if a tree falls on a line somewhere. Do not open the electric panels. It can take a day or two for the power to come back on. 

  14. There is a flashlight on the refrigerator. Keep a flashlight handy by your bed in case the power goes out at night.

      

  15. If is VERY dark when the power is out, and the only place you can cook is on the grill. If the power is out here, there is a good chance that the power is out in town too. 

  16. I’ve personally maintained and repaired this cabin for over 30 years; I’ve broken plenty of stuff in here, and you probably won’t break something that I haven’t. If you do break something, tell me so I can fix it. Another guest may be coming after you check out. 

  17. Check in is at 3:00pm. Checkout is at 11:00am.

  18. No Camping in the yard. Only registered guests are allowed to use the cabins.

Booking Direct through the Website

(it’s similar to what AirBnB does)

  1. Submit the booking form. It will go to my email.

  2. I will check my calendar to confirm the dates and will email you back. Please double check your email and/or phone number before submitting.

  3. If your room is available, I will block your room for 24 hours. Then, I will email you an invoice with a total price thru Venmo, Zelle, or Apple Pay. Choose your favorite :)

  4. After I receive your payment, I’ll send you a confirmation email.

Direct Payment Policy

After booking, I will send you an invoice for the full amount within 24 hours. I accept Zelle, Venmo, and Apple Pay. If you have not paid in full, you do not have a reservation.

You are also more than welcome to book through your 3rd party site of choice (Airbnb, VRBO, Hipcamp, Glamping Hub), however you are bound by that website’s terms of payment.

Cancellation Policies

I have been burned by several guests who have booked weeks in advance, then have never shown up.

  • If you cancel more than 1 month before, you get a full 100% refund. No Questions asked.

  • If you cancel between 30 days and 14 days before your arrival date, you get a 50% refund.

  • If you cancel within 13 days or less, you get no refund.

    Additional Fees

    I have been burned by several guests who have booked weeks in advance, then have never shown up.

    • Each booking includes 2 guests. There is a $20 fee per person for more than 2 guests staying at each property. This includes children over 2.

    • The pet fee is a minimum of $50. Bigger pets (over 50 lbs.) are $75. You are responsible for any damaged caused by your pet.

    • There is a $75 cleaning fee for the Brown Cabin and the Blue Cabin.

    • There is a $50 cleaning fee for each bedroom in the B&B.

What’s Included in my booking?

  • Lightning fast Starlink Wi-Fi

  • Roku TV and a Television that can link to your Netflix, Amazon Prime, Hulu, or other streaming service.

  • Basic pots, pans, and kitchen utensils in the kitchens

  • A propane grill

  • Clean linens and towels for the number of people in your booking

  • Recommendations of places to go and things to do—if you ask

  • Firewood (in season)

  • Parking for vehicles, ATVs, and UTVs for guests staying at the property

 FAQs

  • That depends on what you’re looking forward to on your trip. If you need a quiet and peaceful weekend away, anytime of year is fine.

    Visit during spring for:

    • Rainy and cool weather (normally up to 60 degrees, but it can snow!)

    • Steelhead fishing

    • Turkey hunting

    • Nature Photography—The wildflowers and green scenery are beautiful!

    • Kayaking during spring run-off (the water is high and FAST!)

    • Trout season opens Memorial Day Weekend

    Visit during summer for:

    • LONG summer days (sunrise is about 5am, sunset is about 9pm)

    • Hot and dry weather (normally up to the mid 90s). Thunderstorms and power outages do happen during this time

    • ATV/UTV rides

    • Trout fishing (both spinning and flyfishing)

    • Salmon fishing in June

    • Campfires and s’mores

    • Elk City Days is the second weekend of August.

    Visit during the fall for:

    • Cooler weather; early September is usually perfect. Mid 70s and dry—though it can snow!

    • Elk and deer hunting (bow, rifle, muzzleloader)

    • Fall steelhead fishing

    • Cool nights by the fire

    The brown cabin is closed during winter.

  • You can get all of the basic food you need (meat, vegetables, fruit, dairy, cooking supplies, beer) at the General Store. If you drink Coke, you will need to bring some (they no longer carry Coca-cola products).

    We recommend you bring (at the very least):

    • A fishing pole

    • Sturdy hiking boots

    • Wool socks

    • A weatherproof jacket

    • A hat

    • Sunglasses

    • A basic first aid kit

    • A camp knife

    • A map and compass or power bank for your phone

    The power does go out (along with the Wi-Fi) from time to time, especially after a big storm. You may also want to bring books/reading material.

  • Yes, your pup is welcome. You are responsible for any damage your dog causes.

    There is a non-refundable pet fee of $75 for each animal.

  • Click the links above to book through Airbnb and VRBO.

    If you’d like to save money and book direct (they charge BIG fees), this link will take you to the booking page.

  • Yes, we offer discounts if you book for a full week. We also offer a military discount too—not available through Airbnb and VRBO.

  • There is only room for a maximum of 6 people in the Brown Cabin. The reason is largely due to water. We have a spring that provides water to the Brown Cabin, and the spring can’t produce enough water for more than 6 people.

    Freedom River Adventures does not allow additional guests to stay on the property in RVs. There is a large open meadow that’s ¼ mile away where you can camp comfortably. (BLM). Along American River, there are also several campgrounds.

  • Check-in starts at 3:00 pm (1500) on the day of your reservation.

    The person making the reservation will need a photo ID.

    We also request that you call from Grangeville (about 1.5 hours away), especially if you will be arriving in the evening.

  • Check-out is at 11:00 am on the last day of your reservation.

    When you check out please:

    • Strip the beds you slept in and put the blanket on the floor.

    • Take your garbage outside.

    • Wash your dishes

    • Do not lock the doors.

    • Sign the guestbook or write a review!

  • Hunting and shooting is not allowed on the property. There is a field about ¼ mile away that’s BLM ground.
